When purchasing a home, buyers often ask how much money should be put down at closing. While 20 percent was long seen as the benchmark, there really is no right answer. With the variety of mortgage products available today, it is possible to buy a home with virtually no money down. However to avoid PMI, (principle mortgage insurance) this is usually necessary.

Typically, the required amount you will need to put down will depend upon the loan-to-value ratio - the percentage of the property’s appraised value a lender is willing to loan of the mortgage you choose. Keep in mind the amount you are willing to put down can also be used as a strategy when making an offer on a property. If you can afford it, putting more than 20 percent down may make you a more financially attractive buyer.

Thirty-Year Rates Hit New Low; American Banker

Mortgage rates on 30-year loans slid to a record low for the second straight week, lowering borrowing costs for homebuyers as demand slumps. Rates for 30-year fixed loans dropped to 4.58% in the week that ended Thursday from 4.69% last week, Freddie Mac said in a statement. The average 15-year rate fell to a record 4.04%, the McLean, Va., company said. Mortgage rates have been declining since May as concern that a European debt crisis may spread pushed investors to the safety of Treasuries and government-supported bonds tied to home loans. Yields on Fannie Mae and Freddie Mac mortgage securities have fallen to the lowest level in more than a year.

REAL TALK: Is a Condo Right for You?

Condominium sales have been on a steady rise in many areas of the country. The two large groups of condominium buyers are couples whose children have left home and people buying a vacation property. These are also ideal for the University student whom needed allocate time for grounds maintenance etc. There are several things to consider when purchasing a condo, no matter where it is located or why you are making the purchase. In some condominium communities you will share such facilities as hallways, parking areas, storage areas, clubhouses, swimming pools and tennis courts with other residents. Another thing to consider is the added costs that can come with owning a condo. Most condominiums charge a monthly association or maintenance fee that covers the cost of upkeep. The fee will generally cover the cost to maintain the grounds as well. In some communities, the fee covers such things as water and trash disposal. An additional benefit of owning a condominium is added security. Many communities offer gated entryways, security systems, and visitor call boxes.
