New-home sales rose in September, largely on the strength of a 22.7-percent increase in sales activity in the West, the National Association of Home Builders reports. However, NAHB chief economist David Seiders says demand for housing remains fundamentally weak and the slumping housing market continues to have a negative impact on the financial markets and the overall economy. “Without question, an additional economic stimulus package–including substantial measures to spur home buying and limit foreclosures–is necessary to support home prices, stabilize financial markets and limit the severity of recession,” according to Seiders.

The government is trying to save the financial situation in what is happening in the real estate industry as there is some people who are struggling to either save their home or buy a home for the first time.

The government has passed a bill that will temporarily help first time home buyers in qualifying to be able to purchase a home. This bill is called the “Housing and Economic Recovery Act of 2008″.

This bill has several highlights and lays out the qualifications that people must have in order to qualify for the first-time home buyers assistance. It lays out the tax credits that are available to first-time home buyers.

Existing home sales up 5.5%. That’s good news reflecting a buyer’s market, and the National Association of Realtors also said sales rose 1.4% versus a year earlier. The September data marks the first year-over-year increase since November 2005.

There are more people buying Cedar City homes as well as we have seen an increase in buyers moving into the Cedar City Utah area to enjoy the mountains and scenery.

There are some Cedar City homes that are over a 100 years old and still have people living in them. They have been refurnished and rehabbed over and over again. Every real estate agent should be prospecting and generating new leads. Everything starts from here. If an agent is prospecting everyday then everything else will follow into place. Some agents may say that they do not have any homes to show or contracts to write.

Then prospect and get yourself out there. Let people know who you are and what is going on. You have to get in front of their face. People buy real estate from people and sign contracts with people. However this does not mean you have to become a nuisance and spam people with advertising from you that they did not ask for.

If you are a successful prospector and lead generator then you will always have success. This is by far the most important thing that all real estate agents need to know how to do exceptional and yet the majority have no idea what or where to start.

If as a real estate agent you think of yourself as a salesmen then you will more than likely act like a salesmen. People do not like salesmen for certain reasons. The highest reason is “People do not like to be SOLD”.

It is better if people sell themselves rather than a salesmen selling them something. In real estate you have the property that is doing the selling.

Remember why people buy real estate:

1. Place to live

2. Price

3. Location

These are the selling factors that people must weigh their decision on before purchasing real estate. As real estate agents we are more than just a salesmen.

Real estate agents are representatives who represent the best interests of other people. They are to understand the market, the laws and regulations, the contracts, and most importantly the agent and client relationship.

There is so much more to being a real estate agent that most people do not know about. In reality a real estate agent is not a salesmen he is a clent representative.

The main question is how do you define yourself as a realtor. The way you handle yourself and the way you conduct yourself will be the way that people look at you and make decisions about what they think of you and if they want you to represent them.

As a consumer who is looking to purchase real estate you will want to look for someone who understands the code of ethics and is very good at understanding their agent to client relationship.

As a real estate agent defining who you are is the most important thing you can do and should be decided as soon as you step into the real estate industry.

So as a real estate agent think to yourself, how do I define myself to others?

Spam is not what people like. When people get mail that they do not like, they call it obviously JUNK MAIL. Everyone knows and hates junk mail. So when you ask someone what was in the mail and they say junk mail you already know that it was people just sending out advertisements and things you did not ask for.

When it comes to real estate there is also junk mail or what I call SPAM. Way to often I see real estate agents giving me their card or some postcard in the mail with their picture or something on it. The first thing I think of when I get this is “I did not ask for this”.

I often get this one real estate agents stuff in the mail on a consistent basis that I did not even ask for and it becomes really annoying. As I look at his advertising it just makes me think less of him as a business person because he is not following one the unsaid rules:

Only give things to people when they ask for it.

Please as a real estate agent do not go overboard with handing out what I call your advertisements. In other words you do not want to be a commercial on TV where people want to change the channel.

In email marketing, according to the CAN SPAM ACT of 2003, you can have one email that is an advertisement email that people did not ask for or sign up for. However you can not send more after that unless the person asks for more.

The same goes for business in general, however I see way to many real estate agents who are hungry for business and shove their services into many people’s faces. The goal is to have the people come to you not the other way around.

So do not send people who have not asked for your advertising cards, brochures, postcards, etc. People will get highly annoyed if you consistently throw stuff in their face.

You will become a much more effective real estate agent if you are on the good side of people, not the bad side. The best way to do this is to not SPAM them.
