School Is Back In

School is now back in and life seems to be getting back to normal for a lot of individuals as they are done with their summer activities. Cedar City saw a lot of tourist coming in over the labor day weekend as they officially made their summer come to a close.

With Southern Utah University in Cedar City and all of the students coming in to live it has increased the population and the Cedar City real estate market as their are landlords and real estate investors who are going to make a killing as they have apartment complexes and homes available for students to live in.

This is a very good opportunity for individuals who are looking to purchase any type of duplex or fourplex as it will increase in value and the students pay for the mortgage. Some are hesitant because of the parties and so forth that do go in college as their property will get damaged.

Their are certain things a landlord should put into their contracts. One is to make the tenants responsible for as much as you can. For example you do not want to change a lightbulb every time it burns out or you will be doing that nonstop. It is important to put parameters in your lease agreements.

Although you cannot justify having a rental agreement look like a lease-option agreement it is vital to not want to be stuck with very minor repairs. This will ensure you have more responsible tenants. Incentives for keeping the property nice and in good shape could be a good way to get what you want.

For example if the property is in great shape with no calls or complaints then you could give a discount on that months rent. Always have the tenants on your side instead of the tear and destroy because it is not their property side. A tenant will want what every person wants, a good place to live.

They will want to know when they take care of the property, whats in it for me. That is human mentality of survival and so it is a good idea to let them know the benefits and the consequences. Having great tenants is a blessing.

Cedar City Hospital

Cedar City Utah has a new state-of-the-art hospital by Intermountain Health Care (IHC). The hospital is called Valley View Medical Center. This hospital was recently ranked among the nation’s top 100 acute care facilities.

Intermountain Health Care is a big health care provider across the Western United States. The new hospital facility in Cedar City is bigger and has more technology to be able to help more patients and those who are in intensive care.

This hospital along with the new hospital in St. George Utah, Dixie Regional Medical Center, can now service the growth as all of the St. George and Cedar City real estate market have grown tremendously over the last 5 years.

Intermountain Health Care has 19 hospitals that are located through out Utah. IHC officials say all of their facilities share the vision of providing appropriate care at affordable costs. The assistant hospital administrator at Valley View Medical Center, Jason Wilson, said “We’re just happy people are recognizing that we are able to do what we set out to do”.

With the building of the new hospital there are more people who are retiring in Cedar City which has made the Cedar City real estate market continue to expand to who is purchasing real estate in Cedar City.

Southern Utah University

Cedar City Utah is home to the fastest growing university in Utah, Southern Utah University (SUU). Southern Utah University was founded in 1897. SUU offers education in many different fields including humanities, business, science, education, social sciences, performing arts, and more.

SUU offers bachelors, masters, and associate degrees along with an honors program. With Cedar City being the home of the Shakespearean Festival and known as the city of festivals, Southern Utah University hosts numerous lectures, plays, musicals and operas.

There are currently over 7000 students that are enrolled at SUU. SUU is a smaller school in the NCAA but does have athletic events for the NCAA Division 1 athletics. There are many athletes that come to Southern Utah University to play because of the great commradory around the school and the students helping each other.

There are many Southern Utah University students that continue their education as the acceptance rates rise for those who are accepted into graduate schools. SUU is continually expanding as more students come to the school for the rise and expansion in new degrees.

Southern Utah University has a great heritage as Cedar City was settled by pioneers who worked hard and loved education. SUU is a big part of the Cedar City real estate market as it draws people in from all over the United States. As more people come to the university, more students are staying in Cedar City to live which is great to increase the size and growth of Cedar City real estate.

Cedar City Utah is a young and growing city where many people are moving to raise a family and retire. The average age of those who live in Cedar and Iron County is 22.5 years old. Cedar City was founded in 1851 by settlers coming to mine for iron.

Cedar City Airport

To satisfy the needs of travelers coming in to Cedar City to visit Bryce Canyon National Park, Zion National Park, Cedar Breaks National Park, Brian Head Ski Resort, and the Cedar Mountain Snowmobile Complex Cedar has a regional airport.

The airport is located within one mile of downtown Cedar City making it very friendly to travelers who fly in and stay in a hotel in the city. There are some commercial jets provided by Delta Airlines who provide the air service through Skywest Airlines.

Cedar City is around 3 hours away from Las Vegas and roughly 4 hours away from Salt Lake City. Those who fly into Cedar do not have to worry about long lines and crowds of people in the airport. It is about a 1 hour flight from Salt Lake City to Cedar City and under an hour from Las Vegas.
